Job Description
- Develop and execute strategies to maximize rental income, including setting competitive rental rates and optimizing occupancy.
- Market available properties through various channels, including online listings, social media, and networking with real estate agents
- Secure new tenants by conducting property showings, screening applications, and processing rental agreements
- Bring in new properties to manage by actively sourcing potential property owners, developing relationships with real estate agents, and identifying expansion opportunities
- Negotiate lease agreements and renewals with tenants, ensuring compliance with legal and company standards.
- Collect rent payments, monitor accounts receivable, and manage the leasing process to minimize vacancies.
- Evaluate market trends and adjust rental rates to ensure the properties remain competitive and profitable.
- Oversee the maintenance team and operations of the property, ensuring it is clean, safe, and well-maintained.
- Implement preventive maintenance programs to reduce long-term repair costs and ensure the longevity of property assets.
- Address tenant maintenance requests promptly, ensuring tenant satisfaction and maintaining the property’s value.
- Conduct regular inspections of the property to identify areas needing improvement or potential issues that need attention.
- Serve as the main point of person for tenants, addressing their inquiries, complaints, and maintenance requests in a professional and timely manner.
- Foster positive relationships with tenants to ensure high retention rates and minimize tenant turnover.
- Enforce lease agreements, address lease violations, and take appropriate action when necessary, including eviction procedures if required.
- Prepare and manage the property’s budget, ensuring expenses are kept within limits and revenue targets are met
- Maintain accurate records of lease agreements, maintenance requests, tenant communications, and financial transactions.
- Prepare monthly or quarterly reports for senior management, providing updates on occupancy rates, rental income, and property performance
- Ensure compliance with all relevant local, state, and federal regulations, including tenant rights and property safety standards.
Qualifications:
A minimum of 3 year(s) of working experience is required.
Candidates must be a Bachelor's / College Degree holder in Business Studies/Administration/Management or similar fields.
- with current and valid Driver’s License
- Bachelor’s degree in Business Administration, Real Estate, or a related field is preferred
- proven experience as a Property Manager or in a similar real estate management role.
- Strong knowledge of property management principles, leasing processes, and tenant laws
- Experience in generating new business and bringing in properties for management.
- Excellent communication, negotiation, and conflict resolution skills.
- Ability to manage and prioritize multiple tasks and responsibilities
- Proficient in using Microsoft Office Applications and emails and familiarity with property management software
- Strong organizational and time-management skills.
- Discreet and able to handle sensitive information with confidentiality.
- A proactive approach to problem-solving and decision-making.
- Ability to work independently and as part of a team.
- Strong customer service skills with the ability to manage tenant relationships effectively.
- Detail-oriented and capable of managing property upkeep and financial management simultaneously.
